ZOUP Public Workshops
The City of St. Louis invites residents, business owners, and community stakeholders to participate in the next round of public workshops for the ZOUP: The City’s Zoning Upgrade Project. These workshops will introduce the project’s draft development standards and provide updates on how public feedback from earlier phases has informed the evolving zoning code and map.

Each workshop will feature the same content and begin with a short presentation providing an overview of the project’s progress, including key themes and feedback received, and a preview of the draft development standards. The project team will also share updates on how community feedback is informing revisions to the draft map and outline next steps in the Zoning Upgrade process.
Following the presentation, participants will engage in facilitated small-group discussions focused on the draft development standards such as lighting, signs and landscaping, and how they may shape future development throughout the city.

A simple framework for guiding supporters from first discovery to meaningful giving. Fundraising can sometimes feel unpredictable. Someone may care deeply about your mission but still hesitate to give. Organizations often focus on the ask, when the real opportunity lies in the journey leading up to it. Most donors move through stages before they are ready to take action. Understanding those stages can transform how you build relationships with supporters.
In this workshop, you’ll learn a simple but powerful model called the Donor Flow Framework.
Aware → Interest → Connect → Act
This framework helps organizations understand how supporters move from first discovering your mission to becoming committed donors. When you know where someone is in the journey, you can guide them forward naturally.
During this workshop you will learn:
• The four stages of the Donor Flow Framework
• Why donors often stall between stages
• How to identify gaps in your current engagement strategy
• Practical ways to move supporters toward meaningful action
• How stronger relationships naturally lead to more donor “yeses”

ABOUT THE PRESENTER
Maryanne Dersch coaches and trains nonprofit leaders to master the art of influence, so they can raise more money without feeling rejected or pushy. Her “effervescent badassery” calls you to be more influential in your work, life and even in your own view of self.
She has spent almost thirty years working in the nonprofit world helping organizations communicate more effectively internally and externally. From those experiences she authored, Courageous Communication: Why codependence is making your nonprofit brand boring and what to do about it. She also produces and hosts The Influential Nonprofit podcast and the annual Donor Attraction Forum virtual event.
She is leading a movement to change "nonprofit" to "human investment company" to accurately reflect the contributions of the sector. She’s known for her love of ultrahigh heels, extra-large Diet Cokes, and short karaoke rotations.
2027 LIHTC APPLICATION DEADLINE
The LIHTC program provides federal and state tax credits to investors in affordable housing through an annual competitive application process. The credit can be used each year for 10 years and is allocated to developers, who may then sell it to raise equity to construct or acquire and rehabilitate affordable rental housing.
The Qualified Allocation Plan (QAP) sets forth the selection criteria, federal preferences and MHDC priorities for application selection. This plan is revised annually. Administration of the Low-Income Housing Tax Credit has been delegated to state housing agencies to assure that quality housing would be available where it is most needed.

Relationship Building Grant
This grant initiative seeks to support University-community partnerships in the exploration process of mutual interests and shared goals with the aim that this will lead to a trustworthy partnership, long-term collaboration, and achievement of community-desired goals. A partnership with local organizations and/or leaders is a required component of this grant application. Up to $1,000 will be awarded to partnerships.
Research and Implementation Grant
This grant initiative seeks to support faculty research that implements a philosophy of Community-Based Participatory Research (CBPR) and address issues that are critical to local neighborhoods and municipalities. Faculty must demonstrate partnership with local organizations and/or leaders as a component of this grant application. Up to $8,000 will be awarded to partnerships.
