2027 LIHTC APPLICATION DEADLINE

The LIHTC  program provides federal and state tax credits to investors in affordable housing through an annual competitive application process. The credit can be used each year for 10 years and is allocated to developers, who may then sell it to raise equity to construct or acquire and rehabilitate affordable rental housing.

The Qualified Allocation Plan (QAP) sets forth the selection criteria, federal preferences and MHDC priorities for application selection. This plan is revised annually. Administration of the Low-Income Housing Tax Credit has been delegated to state housing agencies to assure that quality housing would be available where it is most needed.

St. Louis REALTORS: Lessons from New Orleans: A Recovery Convening

Lessons from New Orleans: A Recovery Convening - St. Louis REALTORS

900 N Tucker BlvdSt. Louis, MO

Friday, August 7  •  8 AM - 10 AM

Overview

Leaders who helped rebuild New Orleans bring 20 years of recovery lessons to St. Louis. A next step for the St. Louis region.

Over Twenty years ago, New Orleans faced the question St. Louis faces today: how does a community rebuild; not just its buildings, but its people, its trust, and its economy?

Fourteen months after the May 2025 tornado devastated North St. Louis, we are bringing that twenty-year answer home. Two of the leaders who assisted in rebuild New Orleans; practitioners who worked in recovery on the ground, helped restored neighborhoods, and bringing transformative community investment like the Whole Foods-anchored revitalization of the Broad Street corridor, are coming to St. Louis for a honest conversation about what long-term recovery really takes.

New Orleans is our closest mirror: a majority-Black city, a disaster that hit hardest in historically disinvested neighborhoods, a recovery that tested, and taught an entire generation of community leaders. Their lessons on trust, displacement, federal funding, and economic rebuilding are the lessons North St. Louis needs right now.

Public Convening – Friday, August 7 | 8:00–10:00 a.m. |

Join us for a public convening featuring two fireside conversations with our New Orleans practitioners: Building Trust Through Long-Term Recovery and Building Economic Mobility Through Community Investment. The program will also include reflections from the Civic Collaboration Fellows' experiential learning journey to New Orleans, an introduction to their Asset Protection Initiative, and a call to action with one concrete next step for every participant to help advance St. Louis's long-term recovery.

WHAT YOU'LL TAKE AWAY

· The honest timeline: what recovery looks like at month 14, year 5, and year 20 from people who lived it in New Orleans

· The trust factor: how New Orleans rebuilt community trust through two decades of long-term recovery

· The money map: federal recovery funding, housing trust fund models, insurance realities, and how community investment gets anchored

· The asset protection playbook: practical steps North St. Louis property owners can take today

· A takeaway assignment: every attendee leaves with one written commitment and a 50-day call to action; this convening ends with an ask, not a thank-you

WHO SHOULD ATTEND

Civic, business, philanthropic, and real estate leaders; funders; policymakers; neighborhood advocates; residents, small businesses, and property owners of tornado-impacted neighborhoods; and anyone with a stake in how North St. Louis rebuilds.

Hosted by St. Louis REALTORS® in partnership with the Civic Collaboration Fellows, University of Missouri Extension – St. Louis. Presented with the generous support of our sponsors.

NSC: From Awareness to Action: The Donor Flow Framework

NSC: From Awareness to Action: The Donor Flow Framework

DATE: Tuesday, August 4, 2026

TIME: 9:00 AM - 12:00 PM

LOCATION: In-person (St. Louis, MO)

PRICE: $50

A simple framework for guiding supporters from first discovery to meaningful giving. Fundraising can sometimes feel unpredictable. Someone may care deeply about your mission but still hesitate to give. Organizations often focus on the ask, when the real opportunity lies in the journey leading up to it. Most donors move through stages before they are ready to take action. Understanding those stages can transform how you build relationships with supporters.

In this workshop, you’ll learn a simple but powerful model called the Donor Flow Framework.

Aware → Interest → Connect → Act

This framework helps organizations understand how supporters move from first discovering your mission to becoming committed donors. When you know where someone is in the journey, you can guide them forward naturally.

During this workshop you will learn:

• The four stages of the Donor Flow Framework

• Why donors often stall between stages

• How to identify gaps in your current engagement strategy

• Practical ways to move supporters toward meaningful action

• How stronger relationships naturally lead to more donor “yeses”

You’ll leave with a clear way to think about donor engagement and a framework you can immediately apply to your fundraising and relationship-building efforts.

This is an in-person workshop in St. Louis, MO.

Register for this workshop here.

Mixed-Income Communities: Opportunities, Tensions, and the Future of Place-Based Investment

Part 4 of 4: Investing in Place, Investing in People series

Mixed-income communities have long been positioned as a transformative strategy for neighborhood revitalization, promising economic assimilation, improved outcomes, and shared prosperity. From the early redevelopment efforts under HOPE VI to the broader systems-based approach of Choice Neighborhoods, billions of public and private dollars have been invested in reshaping distressed neighborhoods into communities of opportunity.

But do mixed-income communities truly deliver on their promise?

This forward-looking webinar confronts both the potential and the complexity of mixed-income development. We will explore what decades of research tell us about economic mobility, social cohesion, displacement, and long-term neighborhood outcomes. Just as importantly, we will examine the tensions that continue to shape this work.

Through a candid, evidence-informed conversation, our curated panel of practitioners and researchers will unpack what must change in policy, financing, and community engagement to ensure mixed-income communities work for everyone, not just in theory, but in practice.

Register Now

What You’ll Learn

By participating in this webinar, you will:

  • Learn practical approaches to foster authentic community building, shared governance, and resident voice.

  • Consider the future of place-based investment, including how mixed-income models must evolve to address today’s economic realities.

  • Community development corporations (CDCs)

  • City and county housing and planning officials
