Prop NS Opens 31 Stabilized Buildings Across 14 Neighborhoods
The Prop NS Program has 31 stabilized buildings posted for offers to purchase until noon on Thursday, April 30. The 31 properties in this round include buildings constructed between 1882 and 1930, with sizes ranging from 648 sq. feet up to 4,000 sq. feet. These properties are located in the following 14 neighborhoods: Academy, Baden, Dutchtown, Greater Ville, Hamilton Heights, Hyde Park, Kingsway East, Lewis Place, Old North St. Louis, Penrose, The Ville, Walnut Park East, Walnut Park West, and Wells-Goodfellow.
Ten (10) of the buildings are single family houses, each with a minimum bid of $500; eighteen (18) are 2-unit buildings, with minimum bids of $1,000; and three (3) buildings have 4 units and minimum bids that range from $2,000 – $4,000.
Information sheets for each of these properties (with the age of the building, size, amount of Prop NS investment, photos, and more) are posted on the Prop NS "Purchasing Prop NS Buildings" webpage. That page also includes the required Prop NS offer form, which bidders will need to complete and submit with their offers, and other details about the bidding process. Please note that some of the buildings stabilized through Prop NS may have experienced some damage caused by the 16 May 2025 tornado. The list on the website makes note of which properties were within tornado impacted neighborhoods. A limited number of buildings will be opened up for interested individuals to view the interiors on dates to be scheduled during the week of April 20 through April 24. To request that a property be added to this open house schedule, please emailprop-ns@stlouis-mo.govno later than Friday, April 17. Due to limited staffing capacity, we will prioritize the properties with multiple requests.
Please note that ALL Prop NS buildings will still require significant investment, including for new systems. Buyers of Prop NS-stabilized buildings will be expected to demonstrate their capacity and resources to complete full rehabs to satisfy occupancy permit standards, as required by the City of St. Louis Building Division.
All Prop NS-stabilized properties are sold AS IS. Prop NS funding has specific caps on how much can be spent on each building, and no additional work can be completed on properties below using Prop NS funds.
